Devon home with stunning Grand Designs plan on sale for £2.5m - but there's a catch
Sea views are guaranteed with this airy bungalow nestled in the cliff overlooking Putsborough beach
Beach-side views and a relaxing atmosphere might be North Devon stereotypes, but they're well known for a reason. This bright and inviting coastal getaway, nestled in the hills next to the picturesque Putsborough Beach, was a familiy holiday home for many years, but has been put up on the market for anyone with a cool £2.5 million.
The detached bungalow comes with two double bedrooms and two reception rooms, with the potential to add an additional floor - provided planning permission is granted. This could bring to total number of bedrooms up to five, each with en-suite bathrooms and a large downstairs lounge space.
With a large 0.35 acre garden, there is plenty of space for the green fingered to keep busy but, if that's not enough, there is always the vast expanse of glorious sandy beach to explore and enjoy. Putsborough is less visited than Woolacombe beach but offers good waves for body boarded and even surfing. Along the beach, it is a two-mile walk to Woolacombe and both Georgeham and Croyde nearby offer village pubs, restaurants and shops.

Stags, which is selling the bungalow, says it is the perfect chance to "design and build a replacement 'Grand Design' residence". The agency said: "This is a particularly rare opportunity to acquire a property in a highly desired and exceptional setting, ripe for re-development. The existing, mature detached bungalow has been in the same families' ownership for many years and has been used for family holidays, but has become surplus to requirements.
"Properties seldom change hands in this most exclusive stretch of coastline and the opportunity is not only to purchase a property, but to design and build a replacement 'Grand Design' residence to occupy and enjoy for generations to come."
However, it comes with a catch. Anyone who wants to build the dream Grand Designs project will need to spend an extra £1m - and secure planning permission to build it, Mail Online reports.
For more information on the property, contact Stags on 01271 322833. The property is being sold by informal tender and sealed bids must be submitted by April 26 at noon.
